Agreement to Terms

By accessing and using the Elite Accommodations website and services, you agree to be bound by these Terms of Service and all applicable laws and regulations. If you do not agree with any of these terms, you are prohibited from using our services.

Booking and Reservations

When you make a reservation through Elite Accommodations:

• You must be at least 18 years old to make a reservation
• You agree to provide accurate and complete information
• You are responsible for all charges incurred under your reservation
• Reservations are subject to final availability, payment approval, and confirmation in our reservation system
• Your full rental agreement will be sent after booking and must be reviewed and signed before arrival

Payment Schedule

Direct bookings use the payment schedule shown at checkout:

• For stays more than 30 days from check-in, 50% is due at booking and the remaining balance is automatically charged 30 days before arrival
• For stays within 30 days of check-in, the full reservation amount is due at booking
• Payments are processed securely through Stripe
• Elite Accommodations may use the saved payment method for the scheduled remaining balance and for approved charges under the signed rental agreement

Cancellation Policy

Cancellation requests must be submitted by email to reservations@eliteaccommodations.com:

• Cancellations 60 or more days before arrival receive paid amounts back less card processing fees
• Cancellations 30 to 59 days before arrival receive a 50% refund less card processing fees
• Cancellations within 30 days of arrival and no-shows are non-refundable
• Travel insurance is recommended to protect against unexpected cancellations

Guest Responsibilities

As a guest, you agree to:

• Treat the property with respect and care
• Comply with maximum occupancy limits
• Only allow reserved guests and approved visitors at the property
• Follow all property rules and local laws
• Report any damages or issues immediately
• Not engage in illegal activities on the property
• Keep noise levels reasonable, especially during quiet hours
• Not smoke or vape inside the home or on the property unless a property-specific rule says otherwise
• Bring pets only when the home is pet-friendly and the pet has been approved before arrival

Damage and Security Deposits

A security deposit or card authorization may be required for your reservation. You are responsible for damage, excessive cleaning, fines, missing items, or other losses caused by you, your guests, or approved visitors beyond normal wear and tear. Any charges will be handled under the signed rental agreement.

Property Access

Standard check-in is 4:00 PM and standard check-out is 10:00 AM unless the property page or reservation details state otherwise. Early check-in or late check-out must be approved in advance and may include a fee. Failure to check out on time may result in additional charges.

Liability and Insurance

Elite Accommodations is not liable for any accidents, injuries, illness, loss, damage, or inconvenience arising from your use of the property. We recommend obtaining travel insurance to cover unforeseen circumstances.

Force Majeure

We are not responsible for failure to perform our obligations due to circumstances beyond our control, including but not limited to natural disasters, government actions, pandemics, or other force majeure events.

Modifications to Properties

While we strive to ensure accuracy, property features, amenities, and descriptions may change. We reserve the right to substitute a comparable property if the original becomes unavailable.

Intellectual Property

All content on our website, including text, images, logos, and design, is the property of Elite Accommodations or our licensors and is protected by copyright and trademark laws.

Governing Law

These Terms of Service are governed by the laws of the State of Utah, United States, without regard to its conflict of law provisions.

Changes to Terms

We reserve the right to modify these terms at any time. Changes will be effective immediately upon posting to our website. Your continued use of our services constitutes acceptance of the modified terms.
